Why stucco matters here

Walk any neighborhood in El Paso and most exteriors you see are stucco. It suits the climate and the regional architecture, but it behaves differently from wood or fiber cement siding. Stucco is porous, heavily textured and unforgiving of shortcuts. Paint applied to a dirty, chalky or unprepared stucco wall will not last.

Repainting faded stucco

Sun exposure is the usual reason a stucco exterior needs attention. Color fades unevenly — the south and west walls go first — and the surface can develop a chalky film that rubs off on contact. Repainting restores an even color across the whole building, which is often the single biggest visual improvement a property can get.

Preparation for stucco

  • Washing the surface to remove dust, chalk and loose material
  • Addressing hairline cracks and small surface defects before coating
  • Priming bare, patched or highly porous areas
  • Protecting windows, trim, fixtures and landscaping

Note that this is painting and surface preparation work. Structural stucco repair — re-lathing, replacing failed sections or correcting moisture intrusion behind the wall — is a separate trade. If a wall shows that kind of damage, you'll be told plainly rather than having paint applied over a problem.

Coating considerations

Stucco takes more product per square foot than a smooth surface because the texture increases the area being covered. Coatings intended for masonry perform better on it, and colors that are less deeply saturated tend to keep their appearance longer under constant El Paso sun. What's appropriate depends on the condition of the existing finish, which is assessed during the estimate.
